​Why use a Property Manager to lease out my home or can I do it myself?
​Landlord Tenant laws are constantly changing and evolving. Being unprepared or uninformed can lead to multiple problems, costs, and time commitments that most of us just don’t have. By hiring a professional Property Manager, you are taking the first steps to ensuring that your investment, and your time is being protected by someone who is up to date and capable of handling all of the intricate situations can that develop day to day.  

You are freed up from the day to day hassles that a Tenant or Property can bring. You are also protecting yourself and your property from legal situations that can arise by improperly drafting lease agreements, addendum, or by improper service of notices.

​I would like to manage my property myself. Can you help me find a tenant?
Yes, we call this our “Placement-Only” service option. We will find a well-qualified tenant, prepare the lease between you and the tenant, collect the first month’s rent and collect the security deposit. We then turn the lease and security deposit over to you and you assume management responsibilities for the lease term.
​Are you Licensed?
Yes we are licensed with the Oklahoma Real Estate Commission.  Rob Jessup eared his Brokers license in 1989.  Licensed number 072039.  Dedicated to property management, our Property Managers are also active members of the National Association of Residential Property Managers (NARPM®).
How long will it take to rent my property?
It depends on the home condition, how much you want in rent, and what the local market will support. However, through our complete advertising campaign, we provide quality tenants in 35 days on average, but it can be a matter of weeks, or even days. If we have a good product (your house) and priced right with comparable rent we can move it faster.
How do you determine a rental rate for our property
Since we specialize in single family homes we have our finger on the pulse of the market. Between using our own in-house private data, driving the neighborhood, and previous properties that rented in the area, and the specs/condition of your house, we formulate a rental rate that will attract quality tenants in around 30 days with a full deposit.

What is your Pet and Smoking policy?
It is recommended that a property owner be pet friendly where possible. Our standard pet fee to charge the tenant is $200.00 for up to pets. Please note that by not accepting or considering pets you may be limiting your rental audience. Dog breeds considered aggressive are restricted. Cats are usually not allowed but up to you as homeowner.  We have a no smoking policy at any of our managed properties.

​What is your screening process?
We pay careful attention to select qualified and responsible residents (tenants). We may not select the first or second applicants that view the home. They must meet our qualifying guidelines to be considered.
  • Most important is the ability to pay the rent. Any potential applicant must prove his or her current employment and income. Income needs to be at least 3 times of the monthly rent.
  • A criminal, background and credit check. As a member of the Credit Bureau we do in-house application checks. This includes judgments, felonies, bankruptcies and sex offenders.
  • History of responsibility. We check prior landlords. Usually if an applicant was responsible in the past they will continue to be so.
  • Application information is verified for authenticity. We fully recognize applicants can put any reference down such as family or friend that may give false and favorable reports. Therefore, we double check telephone numbers and addresses given as the true owner or landlord. If an applicant can’t absolutely prove of at least 2 years of residency then ‘red flags’ will be raised and taken into consideration with the overall process of qualifying.
  • Single applicants as roommates will need to qualify individually. ​
​How do I get my rent money?
​Tenants know that rents are due on or before the 1st of each and every month. You will receive your payment around the 10th to the 15th of each month with by transfer to your account or we mail you a check. Individual Clients have access to detail financial statements with an online account 24/7.
​How do you keep maintenance cost under control?
​We use quality maintenance vendors that give us volume discounts for their services.  That savings is passed on to you.
​Can I leave the house partially furnished?
​In general there is not a market for furnished rentals.
​Do I need to take care of the lawn?
​Tenants will do their own landscaping according to the lease agreement.  It is a good idea to use a yearly weed control program and to trim the bushes and trees at least once a year.  This will help maintain the very important "curb appeal".
​Should I cancel my utilities after I move out?
Leave the utilities in your name until transferring over to the new tenant when they move in. If you cancel, there is a risk of damage during cold weather (i.e. Plumbing, appliances, sump pumps, damaging pluming, appliances, and it’s a lot more work getting them turned back own as a “new” service under the tenants name.
​We are still living in the home.. Should we move out.. or try to rent while I still live here?
​We strongly recommend hat the house be vacant and rent ready at the time the advertising goes out. Statistics show a clean, spacious (no furniture), rent ready home allows the buyer to see the home at the spur of the moment and envision the home as their own. Being vacant also allows tenants a quick 2-4 week move-in date.
​Do I have to continue to have homeowners insurance or will the tenant be responsible for insurance?
​Yes, you should maintain a landlord policy on the property which covers the structure. The tenants should carry renters insurance to cover their personal property. You or the management company is not responsible for any loss of tenants personal belongings due to theft, fire or anything else.  It’s always a good to contact your insurance agent and let them know your renting the house and make sure you are protected.
​I would like to move out of my house within 6 weeks.. when should we start the process?
​Today. It’s never a good thing to wait until the last minute, especially in today’s current economy. It’s a perfect time to start lining up prospective tenants.
